The market

270,000 transactions in a single year.

Dubai recorded more than 270,000 real estate transactions in 2025, worth AED 917 billion, up 20 percent year on year, according to the Government of Dubai.

That is the volume your listings compete inside. It is also why the unglamorous parts of a platform decide more outcomes than the design does. Permit fields that validate. Listings that publish without waiting for a developer. Enquiries that reach the right agent while the buyer is still interested.

Why it is different

You get a sales tool. Not a website to maintain.

Most agencies are handed a site and left to run it. Hosting, updates, backups, security, speed, all of it becomes their problem, and within a year the site is slow, broken or abandoned.

Property Cloud is delivered as a service. Your agents see a dashboard built for property work and nothing else. Every technical layer underneath is ours to run, monitor and keep current.

What your team never touches

  • Hosting, servers and SSL certificates
  • Software updates and security patching
  • Backups and disaster recovery
  • Performance tuning and page speed
  • Technical SEO configuration
  • Uptime monitoring and incident response

Your team logs in, adds a property, and gets back to selling.

Compliance and portals

Built for how property is actually advertised here.

Property advertising in the UAE is permit controlled. A Dubai listing needs a Trakheesi permit number from the Dubai Land Department, and each permit carries a Madmoun QR code a buyer can scan to verify it. Abu Dhabi has required Madhmoun permits through ADREC since July 2025.

In your platform, permit data is a proper field rather than a note typed into the description. Number, type, expiry date and QR display, with rules that follow the emirate instead of assuming Dubai. Lebanese listings simply hide the fields, because no equivalent regime applies there.

Regulations, fees and system names change. We re-check them with the issuing authority before we publish a compliance claim, and we tell you when something moves.

Portals, answered honestly

Agents in the UAE judge a platform on whether it feeds the portals their buyers already use. So here is the plain version, before you ask for it.

  • Listings are managed in your platform and exported in portal-ready format for Property Finder, Bayut and Dubizzle
  • Automated feeds are scoped per project and need your own portal contract and credentials
  • Sync direction and frequency are written down before we build, not discovered afterwards
  • Portal enquiries do not flow back automatically unless that portal supports it

A limit published now costs one deal. A limit discovered later costs a client and a reference.

The platform

Built for the full listing journey.

How launch works

From first call to live listings.

01

Discovery

We map how your team actually works, how listings arrive, who approves them, and where leads need to land.

02

Brand & build

Your identity, your domain, your structure. We configure the platform, set up offices, agents and permissions.

03

Migration & training

Existing listings and contacts come across. Your agents get a short, practical session on the dashboard.

04

Launch & run

We go live, monitor, and keep the platform current. You get a named contact, not a ticket queue.

How ownership works

You own the listings. We own the platform.

Your website and your listing system run on Nexus Cloud, the platform we build, host and maintain. You are not buying a copy of it, and that is deliberate.

Think about the property portals you already advertise on. You pay to list, the buyer arrives on the portal’s website, the portal’s brand is on the page your property sits in, and the enquiry belongs to the portal before it belongs to you. You do not own any of that software and you never will. What the fee buys is access to somebody else’s audience.

We answer the ownership question the same way, and the branding question the opposite way. The platform stays ours. The agency running on it is entirely yours: your name on every page, your own domain, your listings and photography, and enquiries that arrive with you first.

01

What stays ours

The platform, the servers, security patching, version upgrades, backups, monitoring, and being the ones who notice when a portal feed stops going out.

02

Your brand, never ours

Every page carries your agency name and nobody else’s. Nexus Cloud is how the site is built and run. It is not a badge in your footer and it is never mentioned to a buyer.

03

Why it costs less

A listing platform has to stay fast, stay indexed and keep talking to the portals. Holding that true is continuous work. You carry the cost of using a platform that is already maintained, not the cost of owning one.

Configured, not cloned

Shared foundations do not mean a shared template. Listing fields, property types, areas and communities, agent structure, lead routing, portal feeds, languages and the whole look of the site are set up around how your agency works. Two agencies on the same configuration can present themselves nothing alike. What they have in common is the engineering underneath, which is the part you would otherwise be paying a full-time salary to keep current.

The honest limit

We do not hand over a copy of the platform for you to host yourself. If owning the source outright is a firm requirement, tell us at the start and we will say plainly that we are the wrong fit. Everything you put in, though, comes back out on request. The terms are set out in full further down this page.

Ownership and exit

Your domain. Your listings.
Your leads.

Two questions decide most platform deals, and most providers answer them vaguely. Who owns the data, and what happens if you leave. Here are our answers, in advance, so you do not have to extract them.

01

The domain is yours

It is registered in your name, not ours. If you ever move, the address moves with you and nothing has to be rebuilt around a new one.

02

The data is yours

Listings, photography, documents, agent records, enquiries and contact history belong to you. We operate them on your behalf. We do not licence them back to you.

03

You can leave with all of it

On cancellation you get a structured export of listings, media and leads within 30 days. No exit fee, no hostage negotiation, no quiet degradation of service while you decide.

All three go into the service agreement. If another provider will not put the same three sentences in writing, you have learned something useful about their answer.

Common questions

Found by buyers, and by AI.

Will our listings be discoverable by ChatGPT and other AI assistants?

That is built in. A buyer asks an assistant for an apartment for rent in a particular area, or a villa in a particular price range. The assistant can only consider properties it is able to read. Property Cloud publishes every listing with structured data describing its location, price, type, bedrooms and availability, and gives AI crawlers explicit access and a machine-readable summary of your portfolio. Your inventory is eligible to be surfaced. Most agency websites in this region are not, because nothing on them is readable in that way.

Can you guarantee an AI will recommend our agency?

No, and treat anyone who guarantees that as a warning sign. There is no purchasable placement inside an AI answer. What is genuinely controllable is whether your listings can be read, understood and cited at all, and that is the gap most agencies are sitting in without realising it.

What does an agency lose by not having this?

Enquiries that quietly go elsewhere. Buyers increasingly ask an assistant before they open a portal, and the agencies whose inventory is readable are the ones that get named. You never see the enquiry you did not receive, which is exactly why this gets ignored until a competitor is visibly winning listings.

Do we have to do anything technical to keep this working?

No. Publishing a property through your dashboard generates everything required behind the scenes, and we maintain the technical layer as platform requirements change. Your agents carry on adding listings the way they always would.

Newly launched · Part of Nexus Cloud

Property Cloud is one configuration of a larger platform.

Nexus Cloud is the managed platform we build and run for clients. Property Cloud is how it is set up for real estate. The same platform also runs online stores, B2B ordering portals and the internal systems a business depends on. That is why a property group can add any of those later without starting again.

It carries your brand throughout, and your data stays yours.

Common questions

Questions we are asked most.

How much does a real estate website cost in the UAE?

Property Cloud is a managed subscription rather than a one-off build. Cost depends on the plan: a single agent, a multi-agent agency, a multi-location network, or an open marketplace. Hosting, updates, security and support are included in every plan.

Can agents add and edit their own listings?

Yes. Each agent gets a dashboard built for property work, with listing creation, enquiries and their own leads. Agencies can require approval before a listing goes live.

Can you migrate our existing listings?

Yes. Existing listings, images and contacts are migrated as part of launch, and bulk import and listing feeds are available on the larger plans.

Do you support off-plan, commercial and land listings?

Yes. Buy, rent, off-plan, land and commercial are all supported, with search by country, city, area, price, beds, developer, handover date, amenities, radius and map.

Who owns the listings, the leads and the domain?

You do. The domain is registered in your name. Listings, photography, documents, agent records, enquiries and contact history are your property, not ours. We operate the platform on your behalf under a service agreement that says so in writing. Ask any provider this question early, because the vague answers are the informative ones.

What happens to our data if we cancel?

You receive a structured export of listings, media and leads within 30 days of cancellation. There is no exit fee and no period of degraded service while you make up your mind. We would rather lose a client cleanly than hold their inventory hostage, and we put that commitment in the agreement rather than in a sales conversation.

Does the platform handle Dubai Trakheesi and Abu Dhabi Madhmoun permit fields?

Yes. Permit number, permit type, expiry date and QR display are proper fields on a listing, not free text in the description. The rules follow the emirate rather than assuming Dubai. Lebanese listings hide the fields entirely, because no equivalent permit regime applies there. Regulations change, so we verify the current requirements with the issuing authority before publishing any compliance claim.
